The first half of this paper discusses the requirements to terminate a business lease and to ensure that there is not a successful request for a renewal. It also discusses the procedures to ensure that the new lease gets the market value, by using comparable information. It also explores the importance and use of writing rent reviews into businesses leases, especially in a market where property prices are growing. Throughout this paper it illustrates the positive impact of regeneration and renewal and having such a prime investment property in the portfolio is essential to having a heads up in creating a streamlined and maximized investment property portfolio. The second half focuses on the OMVEU of rental property. The market value is based on the yearly rental on an 8% capitalization rate. It then uses these calculations to illustrate the importance of developments on prime sites and how this can streamline and provide the funding for public, not for profit organizations, otherwise there is a waste of assets and the mandate of the organization is missed.
