In recent years, in order to promote the healthy development of housing financial system and the whole economy, Chinese government changed the housing monetary policy. The reform of housing financial system has come to the spotlight, mortgage securitization has become more and more frequent appearing in Chinese media. However, due to some barriers, mainly refer to poor legislation and infrastructure, the development of mortgage-backed securities in China is not fast like US and European countries. This essay will broadly divided into three parts: First part, looking through the basic theoretical ideas of MBS, including securitization process, risks and benefits associated with MBS. Second part, the barriers and obstacles which may prevent the development of MBS in China will be analyzed. Third part, some possible solutions to overcome those barriers will be presented.
