This paper looks at the economic variables underlying the commercial property market both before and after the 2007 financial crisis. It uses a combination of structured interviews and secondary data. The findings outlined are that despite price fluctuations, lower vacancy rates and lower rents, the yields being achieved today are far better than those being achieved in 2007 and supports the thesis that it is better value to invest today than it was two years ago. The report concludes that because of uncertainty in the property market, it may be difficult to sell properties, and the prices obtained are uncertain. However, for investors willing to hold on to properties for reasonable investment periods, today’s commercial property market offers significant advantages over the market prior to the recession.
